Limerick City and County Council is pleased to announce the signing of contracts with Coolsivna Ltd for the development of eighteen new social housing units at Brugh Na Deise, Bruff, Co. Limerick.
The project, valued at €5,975,250 (excluding VAT), marks a step forward in addressing the housing needs of the community.
The project is consistent with Limerick City and County Council’s aim to deliver high-quality housing solutions faster and more economically, while embedding sustainable practices throughout the process.
The new development, which consists of sixteen houses and two apartments in total, will be arranged across three blocks:
- Block 1: 2 two-bed two-storey houses, 4 three-bed two-storey houses and 2 four-bed two-storey houses.
- Block 2: 1 one-bed apartment, 1 one-bed apartment and 2 two-bed two-storey houses.
- Block 3: 2 two-bed single-storey houses, 2 two-bed single-storey houses and 2 three-bed single-storey houses.
Mayor of Limerick, John Moran, is welcoming the project:
“This news is a welcome step forward for Bruff. It will not, on its own, answer our wider housing need, which we are acutely aware of and are addressing every day, but it will matter deeply to the families and individuals who will soon call these houses home. Safe, sustainable homes are the backbone of our communities, our local schools and businesses and give people stability and security. Our task is to keep moving relentlessly, project by project, to deliver more homes in more communities for more people. I’m very happy to see progress on this front in Bruff.”
Príomh Chomhairleoir of Limerick City and County Council, Cllr Catherine Slattery, commented:
“This project will mean a fresh start for 18 families and individuals, all while representing a significant vote of confidence in Bruff’s future. For the families and individuals who will turn these houses into homes, it will mean security, dignity and a real chance to put down roots. We will keep working to ensure that housing delivery remains at the heart of our priorities.”

The project extends the existing Brugh Na Deise estate, making use of established infrastructure and amenities in the area.
The design of the project will create secure perimeter blocks of housing units that are outward-looking, ensuring passive surveillance of neighbourhood streets and reducing exposed rear garden boundaries.
A new access road has been designed for the project with the capacity to connect to any future link with the distributor road along the northern boundary.
The construction of the new social housing units is set to commence in January 2026.
