Enabling works have commenced at the THRIVE Fireplace Site, marking a significant milestone in the delivery of this landmark regeneration project in Limerick.
The project will see the regeneration of 35–39 Nicholas Street, incorporating the surviving medieval fireplace and adjoining historic structures into a new Design and Innovation Hub for The Forge Design Factory. The facility will provide a dedicated space for creativity, innovation, learning and enterprise, creating stronger links between education, design, heritage and the local community
The Fireplace Site Project secured €6.56 million in funding in September 2025 through THRIVE (Town Centre First Heritage Revival Scheme), co-funded by the Government of Ireland and the European Union through the ERDF Southern, Eastern and Midland Regional Programme 2021-2027.
Clare-based Henry Connolly Builder Ltd. has been appointed to deliver the enabling works contract following a tender process. Scheduled to run until September 2026, the works will prepare and de-risk the site ahead of the main construction phase, which is expected to commence in early 2027.
The Forge Design Factory
The Thrive Fireplace site project represents a major investment in Limerick city centre, aimed at reducing vacancy, increasing footfall and enhancing the vibrancy, cultural value, and long-term sustainability of the area.
The Forge Design Factory will provide space for artists, makers and entrepreneurs, alongside exhibition, retail and community engagement spaces, helping to establish Nicholas Street as a focal point for creativity, innovation and heritage-led regeneration.
The commencement of enabling works represents the first phase of physical works on site and lays the foundations for the transformation of this key location on Nicholas Street as part of the wider regeneration of Limerick’s historic core.
Mayor of Limerick, John Moran welcomed the progress, saying:
“People will be aware of the significant plans we have for Nicholas Street and surrounding areas and the wider King’s Island area and the progress we’re continuing to make there. This is another important step in bringing new life to one of Limerick's most historic streets. We are building a city centre that works for everyone and this is a key milestone in that. We want the Fireplace Site to become a place where history inspires the future, supporting local creativity, attracting investment and strengthening Nicholas Street as a vibrant destination at the heart of Limerick's regeneration.”
Príomh Chomhairleoir, Cllr Tom Ruddle added:
"Nicholas Street sits at the heart of Limerick’s medieval quarter and has played an important role in the city’s story for centuries. It is encouraging to see work now beginning on a project that will protect and celebrate that heritage while creating new opportunities for people to live, learn, create and do business in the area. The Fireplace Site has the potential to become a focal point for the continued revival of Nicholas Street and the wider King’s Island community."
