Information for Tenants in Limerick who Receive a Notice to Quit

Limerick City and County Council is aware that households in Limerick who may have received a Notice to Quit, which is also referred to as a Notice of Termination, from their landlord may be unsure of what to do.

Anybody who has received a Notice to Quit and who has no alternative accommodation is urged to contact Limerick City and County Council. Our first response will be to support households to try to prevent homelessness. Limerick City and County Council is your first point of contact and our contact details are provided at the bottom of this page.

Our guidance below is aimed at:

Households who are eligible for social housing (e.g., HAP/RAS recipients, on the Council’s social housing waiting list)

Step 1: Limerick City and County Council will:

  • Assess your current circumstances.
  • Assess the availability of social housing properties for you.
  • If not already in receipt of HAP, advise on the level you may be eligible to receive, if it applies to you.
  • Assess your tenancy if you are a RAS household and also provide options.

Step 2: In some cases, Limerick City and County Council will assess if there is potential to purchase the house where a HAP/RAS tenant resides and will:

  • Enquire if the landlord is willing to sell to Limerick City and County Council.
  • If the landlord is willing, ensure the current house is suitable for your household in terms of size and condition. The Council will also ensure the house value is within an independent market valuation range.

Households who are not eligible for social housing (e.g., not HAP/RAS recipients and not on the social housing waiting list)

Step 1: Limerick City and County Council will:

  • Confirm that you are not in receipt of HAP/RAS, and you are not on the social housing waiting list, and assess your risk of homelessness

Step 2: Limerick City and County Council will:

  • Where you wish to continue to rent - refer you to a Cost Rental Tenant in Situ Scheme managed by the Housing Agency. Under this scheme the Housing Agency can purchase the house you reside in and rent it back to you. Limerick City and County Council will liaise with the Housing Agency on your behalf and pass on your details. This scheme is operational from April 1st 2023.

OR

  • Where you wish to purchase your home - we can advise of the Local Authority Home Loan that is available. There is an expedited Local Authority Home Loans Application Process for Tenants who have received a Notice of Termination. First Home scheme is a shared equity scheme designed to help bridge the gap between the applicant’s deposit and mortgage, and the price of the home. Limerick City and County Council will continue to deal with queries and cases as quickly as possible and support you with options.

Tenants may also wish to contact the Residential Tenancies Board, Threshold or other tenant support services for support and advice on tenant rights – particularly in relation to the validity of your Notice to Quit.
