2 bed homes available at An Tobar, Patrickswell
Limerick City and County Council is launching a new Rightsizing Scheme at An Tobar, Patrickswell, Co. Limerick. The two new Rightsizing homes at An Tobar, Patrickswell are two-bed, two storey homes with a floor area of 90m².
The homes are set in a well-established and well-serviced area with plenty of amenities nearby. The houses have a private back garden. Domestic pets such as dogs, cats and certain birds are allowed.
The register launch is focused on private rightsizers over the age of 55, who own their own home, and who find their dwelling too large for their needs. Under the scheme, a successful applicant must sell their home on the private market in return for a lifelong tenancy. The successful applicants will pay a 25% financial contribution to Limerick City and County Council.
This is the ninth Rightsizing Scheme announced for Limerick.
The scheme is entirely voluntary.

Homes will be available from the end of October 2025.
Mayor of Limerick, John Moran, commented:
“While this Rightsizing scheme is a modest offering of just two homes, it marks an important step in a broader strategy to support older residents with modern, manageable housing options. These new homes, located in a modern estate and finished to a high standard, will provide safe, comfortable living for their new occupants. Crucially, this initiative also helps free up larger family homes, contributing to a more balanced and responsive housing system for the wider community.”
Príomh Chomhairleoir, Cllr Catherine Slattery added:
“Rightsizing schemes are making it possible for older people to remain in supportive communities, while also releasing larger homes for families who need them. It’s important to stress that these schemes are entirely voluntary. No one is being asked to leave their home. Instead, we’re expanding the range of housing choices available in Limerick to reflect the diverse needs of our residents, and for some, this will be a very welcome option.”
Director of Housing at Limerick City and County Council, Brian Kennedy said:
“Limerick City and County Council is committed to empowering residents to live for as long as they possibly can in sustainable, high quality, affordable homes. Our ambition is to expand and improve housing options for people over the age of 55. Rightsizing developments are close to public transport, services and activities that are inclusive of age friendly communities.”
The closing date for receipt of applications from eligible candidates over the age of 55 is 5pm Friday 10th October 2025
Candidates who submit a full application with supporting documentation will be assessed to ensure they meet the eligibility requirements. Limerick City and County Council will hold a panel of approved candidates in excess of the number of available properties in case a selected candidate’s circumstances change, and they are unable to accept the offer.
